Hands reviewing construction plans on a table

Services

The whole permit, start to finish

Hand us one step or the whole process. Either way, you get one point of contact who knows how each building department works.

Application prep & submittal

Most delays start with an incomplete package. We check your application, plans and supporting documents against the municipality's checklist before anything is submitted.

Application forms and a pen on a desk

Includes

  • Permit applications and qualifier forms
  • Document checklist per municipality
  • Contractor license, insurance and qualifier paperwork
  • Fee tracking and payment coordination

Plan uploads & portal management

Every building department has its own e-permitting portal, naming rules and file requirements. We handle the uploads, track the review queue, and make sure nothing sits idle.

Hands marking up construction drawings

Includes

  • Electronic plan submittal and file prep
  • Status tracking across multiple portals
  • Follow-up with reviewers and permit clerks
  • One status update for all your open permits

Revisions & plan-review comments

When comments come back, we translate them into a clear to-do list for you, your engineer or architect, collect the responses and revised sheets, and resubmit quickly.

  • Coordination with your design professionals
  • Revision and resubmittal packages

NOC & notice filing coordination

We prepare the Notice of Commencement for the owner's signature, coordinate recording with the county clerk, and get the recorded copy to the building department so it doesn't hold up your inspections.

Person signing a document

Includes

  • Notice of Commencement preparation
  • Owner signature and notarization coordination
  • County recording and submittal of the recorded copy
  • Owner / HOA approval letters when required

Inspection scheduling

Once the permit is issued, we schedule the inspections, track results and handle re-inspection requests, so your field team only has to be ready when the inspector arrives.

Contractors in safety vests on a job site

Includes

  • Inspection requests and confirmations
  • Result tracking and re-inspection scheduling
  • Final inspection and permit close-out
  • Help with expired or open permits

Private-provider coordination

If you're using a private provider for plan review or inspections under Florida Statute 553.791, we coordinate the notices, forms and hand-offs between the provider, your team and the building department.

Includes

  • Private-provider notices and forms
  • Document hand-off between provider and building department
  • Inspection-record tracking

Administrative support

Beyond permits, we help contractors with the office work that piles up: contractor registrations, notary services, document gathering and paperwork follow-up.

Includes

  • Contractor registration with cities and counties
  • Change-of-contractor applications
  • Remote online and mobile notary services
  • Document collection and filing for your projects

Expedited & rush handling

Storm damage, an emergency repair, or a closing date you can't move? Tell us the deadline. We'll put the job at the front of our queue and tell you honestly what the municipality can and can't do.
